Some quick advice..

 

You don't need planning permission for purely internal works - the only parts that may need it are dormer windows or velux windows. Velux don't normally require permission as they are not generally held to be a development, unless there are conditions on previous planning permissions which state no additional windows can be inserted. A front dormer will need permission (if the front faces a road or footpath) and a rear dormer will need permission if you are in a conservation area, AONB or National Park.

Things to remember....

 

  • You can build a single storey extension with out planning permission within 7 days under a building notice. As a rough guide you can build 3 meters to the rear and side of your property with out planning. This may be subject to a build over notice being required for drains close to your new extension.

  • All double story extensions require planning permission. 

  • A good architech will try to save you money on your build not help you spend it.

  • Don't spend your whole budget on the build, remember you will need to decorate and furnish these new areas of your home.

  • Majority of builds do go over budget due to unexpected problems with your existing property. So save a reserve for the unexpected.

How to avoid the cowboys ...

 

  • Never pay for whole job upfront.

  • Cheaper quotes normally mean they have under priced the work this means you will most likely end up paying more than the dearest quotation you recieved in the first place.

  • ​If they don't quote quickly, or professionally i.e detailed broken down quotes within a week of a visit then they are likely disorganised. Disorganisation leads to confusion which will ultimately lead to mistakes and time lost on the build.

  • Always use Federation of Master Builders registered builders, if problems arise on your build the FMB has your back as a client.
